Cool Springs Going Through Development Boom

BRENTWOOD, Tenn. - Development in the Cool Springs area is increasing at a fast pace. New mixed use developments, and retail development are coming to the growing area.
In the Mallory Park section of Brentwood, adjacent to Interstate 65, three new car dealerships recently opened. Audi of Nashville, Porsche of Nashville and Mini of Nashville now have stores in that part of Cool Springs.
"Cool Springs is an area where there's a lot of growth," said Robert Hartman with Audi of Nashville. "This particular piece of property we liked because we could build from the ground up, exactly the way we wanted."
There is a lot of development in the Mallory Park area. Harley Davidson and BMW of Nashville have site plans before the Brentwood Planning Commission to build in Mallory Park.
"That's the great thing about this economy, we're still in growth mode," said Matt Largen with the Williamson Chamber.
Even with the rapid growth in the area, Largen said there is still room for more development in Cool Springs.
"Right now we're at about 3 percent office vacancy, which essentially means we're full. But we do have 10 to 15 years left of land to develop," according to Largen.
Two large new developments are in the works. The first building is currently under construction in the Franklin Park development. Ovation is another mixed use development that will be built on the opposite corner of Carothers Parkway and McEwen Drive in Franklin.
"It's that live, work and play model, a true mixed use community, which is going to attract the next wave, and the next generation of talent for these companies that will allow them to grow," Largen said.
He said there is a reason why there is so much development right now in the area.
"I think we see so much new development now because we are just catching up from the recession," Largen explained. "There absolutely was a stall back in '08, '09, 2010, in terms of development."
