PALM DESERT - Trash build-up. Overgrown weeds. Nails sticking out of pieces of wood. These are some of the concerns some residents have at Monterey Ridge, a gated condominium complex in Palm Desert.
"Our HOA Board of Directors seems to be pretty non-existing ignoring the 20 units that we have here. We have a lot of exterior issues going on with our buildings," explains a homeowner, Meredith Payne.
Payne has lived in the complex for three years, and for the past two years, she says she has noticed some property neglect especially outside her unit.
"I recently had an inspection done on my home. I had some falling bricks," says Payne pointing at her rock-wall, "It keeps accumulating with each windstorm. I don't know some mornings I wake up and there's some more crumble."
Under the CC&R's of the condo complex, it states that the association is responsible for "the structural integrity and maintenance of any perimeter wall and/or fencing installed at the outer boundary lines of the property."
Payne adds she contacted her Homeowners' Association and property management five times in the past month via email and phone, but she has gotten no response. The property's manager, Heather Farmer, answered our call and explained they had a change of managers recently, so they hadn't been able to address Payne's concern.
Farmer says the board of directors must approve any tenant's concern before they take action, and she expects the brick wall issue will be approved by the board at the next HOA meeting in mid-September.
"A gardener was called yesterday to remove the overgrown weeds," says Farmer, "And the trash removal will also be up for approval at the meeting."
